Energy Development Model

To organize the development activities needed to identify, evaluate, and advance complex energy projects, Beltline relies on a proprietary Salesforce-based, land acquisition CRM that coordinates targeted land acquisition campaigns along existing electric transmission infrastructure and then organizes the due diligence necessary to advance projects to completion.

Beltline’s quantitative land acquisition process was developed siting utility scale solar projects on the Southern Company transmission grid, though it is replicable in any electric market in the USA. The process can be successfully applied to any type of energy project, inclusive of data facilities.

Our Salesforce-based CRM allows for a seamless transition between the stages of project development.


Grid Evaluation

When building renewable energy development land campaigns, Beltline leverages transmission and power flow data from Landgate, an energy grid analysis software, to evaluate the electric transmission infrastructure.

Existing power generation, substation configurations, and power flow data are evaluated to identify transmission infrastructure with capacity to inject new power generation.

Landowners near the targeted transmission lines are contacted through direct mail, and land campaigns to inform and engage them as the project progresses.


Site Identification

Beltline employs a quantitative, data-driven site selection methodology, developed to identify suitable energy project locations.



Landowner Engagement

To organize the landowner engagement needed to develop energy projects, Beltline developed a Salesforce-based, land acquisition CRM that coordinates targeted land acquisition campaigns along existing electric transmission infrastructure with available capacity.

o   The Beltline Salesforce CRM allows our team to engage with 1000’s of landowners nationwide, track site control negotiations, and coordinate due diligence efforts for hundreds of energy projects on an annual basis.


Option Contracting

• Energy projects take longer than traditional real estate projects to develop.
• To accommodate the long lead time, energy projects routinely use Option Agreements that afford the utility time to serve a large customer.


Project Due Diligence

National data center land acquisition campaigns are targeted in areas where electric capacity is available. These leads are processed through a project diligence funnel to produce fully vetted data center projects


Energy Project Mobilization

This process-driven, quantitative approach has allowed Beltline to grid connect 865 MWs across 65 renewable energy generation projects within the Southeastern Regional Balancing Authority (SERC).
